Point Pleasant Beach, home to the boardwalk and Jenkinson's, sees heavy seasonal traffic and dense housing exposed directly to ocean wind and surge. Point Pleasant Borough, further inland, is built around a network of lagoons and canals off the Manasquan and Metedeconk Rivers, where homes have private docks and boat lifts, and water damage often comes from the canal side of the property rather than the street side.

Lagoon homes have their own set of problems. Bulkheads can fail, tidal flooding can back up into garages and lower levels, and boat lift electrical systems near the water add another layer of risk during a storm. Closer to the boardwalk, the concerns shift toward wind damage, storm surge, and the density of a heavily trafficked commercial and residential strip.
